Five stages, no surprises
Most renovation stress comes from unclear scope and silent job sites. Our process is built to remove both — you always know what stage the project is in, what it costs, and what happens next.

Consultation
We visit the property, walk the space and talk through goals, constraints, budget range and timing. You get an honest read on feasibility before anyone spends money on drawings.
You receive: Site visit, feasibility notes, ballpark budget range

Design & Estimate
We coordinate with your architect or designer — or bring in ours — and prepare a scope-based estimate. Assumptions, exclusions and allowances are written out line by line.
You receive: Detailed scope document, itemized estimate, allowance schedule

Pre-Build
Permits, engineering, trade bookings, long-lead material orders, site protection and neighbour notices are handled before demolition day, so week one is productive.
You receive: Permits filed, construction schedule, trade and material lock-in

Construction
A site supervisor runs the job daily. You get weekly written updates with photos, an up-to-date schedule, and any change order priced and approved before the work happens.
You receive: Weekly progress reports, inspection coordination, clean protected site

Handoff & Warranty
We walk the project together, close out the deficiency list, and hand over manuals, warranties, permits and as-built information. Our workmanship warranty follows the project.
You receive: Final walkthrough, closed deficiency list, warranty and document package
How we work on site
Fixed scope, priced changes
Nothing gets built off a verbal. Every change is scoped, priced and approved in writing before a tool comes out.
One supervisor per project
The person who walked your site is the person running it. No rotating crews with no history on the job.
Clean, protected sites
Dust walls, floor protection, daily cleanup and respectful hours — especially on occupied renovations.
Inspection-ready work
Framing, plumbing, HVAC and electrical are built to pass first time, not patched after a failed inspection.
